About CAPCO Property Services LLC

Coleman’s CAPCO Services, LLC was originally founded in 1976 by Paul and Carolee Coleman with a simple but lasting vision: to build a company centered on service, relationships, and caring for people well. What began during their time stationed in Holland eventually grew into decades of residential property management rooted in personal connection and hands-on care for both owners and residents.

In 2024, longtime family friends Aaron Gardner and Amanda Gardner took ownership of the company and began a new chapter of CAPCO’s story transitiing to CAPCO Property Services LLC— one that continues the foundation laid by Paul and Carolee while also bringing renewed vision, systems, and personal involvement to the business.

Today, CAPCO Property Services is built around the belief that property management should be more than collecting rent and handling maintenance calls. A home affects every part of a person’s life, and we believe residents deserve to be treated with dignity, communication, clarity, and consistency. We strive to create well-maintained properties, clear expectations, and responsive management that serves both property owners and residents with integrity.

As a locally owned and operated company, we value long-term relationships, practical solutions, and a hands-on approach. We are not a large corporate management company removed from the people we serve. We believe in being accessible, involved, and intentional in the way we manage properties and care for our communities.

While CAPCO continues to honor the service-oriented legacy established by Carolee and Paul Coleman, we are equally committed to building something lasting for the future — a company known for professionalism, stewardship, and genuinely serving people well.
